I · THE 3D MODEL · ARCHITECT’S PLAN + SURVEY OF THE TITLE

Rotate the site,

The model is built on two documents: the architect’s subdivision plan and the georeferenced survey of the title. Explore it freely: nothing breaks, and it asks for no personal data.

What all seven share

  • Internal cobbled street with no through traffic, 6.3 m carriageway and 1.5 m pavements
  • Entrance gate with gatekeeper’s lodge
  • Green area at the front
  • Belt of tacuaras (bamboo) at the back
  • Two existing trees preserved on islands in the street

The seven lots add up to 3,717.63 m². The rest of the site is the street with its pavements, the front green area, the bamboo belt at the back and the gate: what makes seven lots a place rather than a sum of parcels.

III · THE PROOF · HOW IT WAS MEASURED

What you see
can be measured.

Two documents, a single drawing. The site boundary is that of the georeferenced survey of the title; the internal layout is that of the architect’s plan. Nothing was drawn by eye.

We go through the distance from the site to the lake, and the travel times, with you, map in hand, on WhatsApp. Here are the survey coordinates to measure it on the map of your choice.

  • The boundary is surveyed; the areas are calculated on it.SurveyedThe site boundary was measured in the field by a registered engineer in geographic sciences, with GNSS RTK, on 5 June 2026. That polygon is the edge of the model. Each lot’s area was calculated by cutting the architect’s plan to that boundary; street frontage is approximate. The definitive measurements are those of the title.
  • The internal layout is the architect’s plan.Per planCobbled street with cul-de-sac, pavements, gate with gatekeeper’s lodge, front green area, bamboo belt at the back and the show home on lot 1, each in its position in metres. The model follows it line by line; you can see it in the Plan view, with its dimensions.
  • Two trees were already there; the rest of the planting has two origins.Per plan · sceneryThe two trees preserved on islands stand where they stand. The bamboo belt and the front green area come from the architect’s plan. The tree cover you switch between Park and Woodland is scenery, to help you read the scale.
  • The show home is an interpretation of the architect’s render.IllustrativeSingle storey, flat roof slab, open carport, covered entrance veranda and pool, on lot 1, where the plan places it. Its facades are illustrative: they show the scale and the idea, not a set of construction drawings.

We say these things before you ask. It is the same rule as across paraways.com: what you should know for free, you learn first. A property purchase in Paraguay is formalised by public deed before a notary and registered with the Public Registry; foreign nationals may acquire real estate in the country.

IV · WHAT YOU CAN DO WITH A LOT

Your home, an investment
— or neither.

A lot at Le Petit Trianon can be bought to live on or as an investment. They are two different paths, with different rules. Choose yours and we tell you what comes next. And if it is neither, we tell you that too.

Buying the lot to build your home is an ordinary property purchase: foreign nationals may acquire real estate in Paraguay, and the purchase is formalised by public deed before a notary and registered with the Public Registry. So that you know before you write: exclusively personal use does not count towards the Investor Pass. If you also wish to reside in Paraguay, there are other routes, and we assess them with you.

Path B

An investment

  • You buy one or more lots for rental, appreciation or productive use.
  • The purchase is the same: public deed before a notary and registration with the Public Registry.
  • It may also be assessed as a real-estate investment under the Investor Pass, which starts at USD 200,000 and requires the investment to be evidenced. The next section has the rule; the assessment of your case is free of charge and in writing.

The third door

Neither

If you are after residency without investing, a migration shortcut or a purchase without a deed, Le Petit Trianon is not your path. We tell you so all the same, at no cost. Temporary residency exists, and we assess it the same way as everything else: free of charge and in writing.

V · AND RESIDENCY · INVESTOR PASS · RES. MIC 0283/2026

A home is a purchase.
Residency is a case file.

Buying a lot for your own home is an ordinary property purchase. Residency by investment has rules of its own — amount, purpose, evidence — and we assess it with you case by case, free of charge and in writing.

Permanent from day one10-year cédulaFamily included1 day every 3 years

The rule

  • The Investor Pass is direct permanent residency by investment, with no temporary stage: a 10-year cédula, spouse and minor children included under a single investment, one day of presence every three years to keep the status.
  • Real-estate category: from USD 200,000, for rental, appreciation or productive use. Exclusively personal use is excluded.
  • The investment must have been made, or be demonstrably under way.

Who decides, and what we do

Eligibility and granting are decided by SUACE and Migraciones. Our job is making sure your file arrives impeccable: we tell you in writing which part of a purchase at Le Petit Trianon may count and which may not, before you buy anything.

The other categories — productive from USD 70,000, tourism from USD 150,000, financial instruments from USD 200,000 — are explained on the main page.

VI · THE PROFILE

Who it’s for —
and who it isn’t.

Seven lots make sense for a specific profile. If it is yours, we confirm it; if it is not, we tell you that too — free of charge.

It’s for you if…

  • You want to build your home in the lakeside town — to live in, or for weekends and summers — and choose the lot with the plan and the survey in hand.
  • You are weighing a real-estate investment in Paraguay and want to know from the outset what the State decides and what depends on you.
  • You would rather see the title and the survey than a brochure.

It’s not for you if…

  • You expect buying a lot for your own home to grant you residency on its own: the rule excludes exclusively personal use, and we tell you so beforehand.
  • You make decisions on the strength of projections: here you will find measurements, not promises.
  • You are looking for a flat in central Asunción: this is a cobbled street in San Bernardino.

If you recognise yourself in the first column, write to us. If in the second, we tell you just as clearly — and at no cost.

WHAT PEOPLE USUALLY ASK

Can I buy a lot as a foreign national?

Yes. Foreign nationals may acquire real estate in Paraguay. The purchase is formalised by public deed before a notary and registered with the Public Registry. The definitive measurements are those of the title.

Where is the pricing?

In private, on WhatsApp. This page tells you how much each lot measures, not how much it costs: that way every conversation starts with the same information on the table. You write, name the lot if you have already chosen one, and receive the full fact sheet of the development in writing.

What is surveyed and what is drawn in the model?

The site boundary is that of the georeferenced survey (GNSS RTK, UTM 21S, 2026-06-05). The internal layout — street, pavements, lots, gate, green area and bamboo belt — follows the architect’s subdivision plan, and the lot areas were calculated on the survey. The show home follows the architect’s render and its facades are illustrative. The tree cover you switch between Park and Woodland is scenery. The technical note (in Spanish) explains it step by step.

Does buying a lot give me residency?

Buying a lot for your own home is an ordinary property purchase and does not count, on its own, towards the Investor Pass: the real-estate category requires an investment from USD 200,000 for rental, appreciation or productive use, already made or demonstrably under way. Eligibility and granting are decided by SUACE and Migraciones. If your plans include residing in Paraguay, we assess it with you case by case, free of charge and in writing.

How far is it from the lake? How long from Asunción?

San Bernardino lies some 50 km east of Asunción, on the shore of Lake Ypacaraí. We go through the distance from the site to the lake, and the travel times, with you, map in hand, on WhatsApp. Here are the coordinates of the site centre — 25°19′59.5″ S · 57°15′24.2″ W — to measure it on the map of your choice.

What happens after I write?

You receive the full fact sheet of the development, with the pricing, privately and in writing. If the Investor Pass interests you, we assess your case with the rule in front of us. If you decide to buy, the purchase is formalised by public deed before a notary and registered with the Public Registry. Every step is discussed with you before it is taken.

Can I see the model on my phone and in my language?

Yes. On a phone it opens full screen: drag to rotate and tap a lot to open its details. It is available in Spanish, Portuguese, English and French, and asks for no personal data. The technical note (in Spanish) explains how it was built.
